At some stage in the process of acquiring new premises, this information must be tested and verified in order to mitigate risk.
The majority of information obtained throughout the Workplace Optimisation process is able to be tested and verified using professional expertise, however some data should be tested in practice and physical checks undertaken to ensure that the project proceeds to programme and risk is mitigated at every stage.
The following surveys are identified as key to ensuring good practice principles are followed:
Detailed building survey – this can often be coordinated through a commercial property agent
Check dimension / full building surveys to establish critical dimensions and the net lettable space to be included within the lease documentation
Electrical load calculations to determine the technical loading of the electrical services and to identify any increases to be negotiated as part of the lease
Mechanical pre-commissioning survey (10% or 100% dependent upon the age and risk inherent within various systems) to test the functionality and agree that the Landlord’s systems are working to the specified performance levels
Sprinkler surveys to ensure sprinkler layouts are compliant with the fire officer’s requirements
Lighting lux calculations to ensure that the lighting systems are performing in line with best practice guidelines
Emergency light test / survey to ensure emergency lighting systems are operational and configured for safe egress in event of emergency
Structural survey / load calculations to identify where to place heavy items such as safes, heavy storage items and UPS and to identify potential areas where penetrations can be made to the building slab should they be required (i.e. staircase installation, cable risers, waste drainage)
Acoustic survey to satisfy Building Control in assessing ambient noise levels and the impact of potential new external plant should this equipment be positioned outside of the allocated plant enclosure for the property
