The Health and Safety Executive (HSE) sets very high standards for construction sites, since they are potentially very hazardous.
It is therefore essential that your potential fit-out partner has the appropriate expertise and track record in this area. It is also very wise to make sure you know who shoulders the ultimate responsibility for the Health and Safety of the fit-out partner’s teams of contractors, sub-contractors and site personnel.
A good fit-out partner should also be able to carry out the role of the CDM co-ordinator on your project (which is a legal requirement). The role of the CDM co-ordinator is to ensure that the HSE’s Construction (Design and Management) Regulations 2007 (‘CDM’) are complied with. These regulations cover not only the way in which the site runs, but also the way the design team works together to create a project that does not put people at risk when they build or occupy it.
You should remember that the HSE is concerned not only with the safety of the construction site workers, but also anyone else affected – that means your staff, or anyone else who may have access.
Health and Safety is an area that you simply cannot overlook. Your fit-out partner should demonstrate a keen and active interest in all aspects of Health and Safety and should ensure that there are regular site inspections carried out, preferably by an independent firm of specialist consultants.
They should also employ a in-house Health and Safety expert who reports directly to the main board. Again this is someone you should meet before appointing your partner.
