Overview
50 Eastcastle Street has been designed and constructed to a good standard.

Maris Expertise
Maris has undertaken a detailed office design development project for King.com at 50 Eastcastle Street. We proposed to keep the office as open as possible while providing the opportunities to engage locally at break out spaces, the shared central staff terrace or smaller internal meeting rooms spread across the floor.

Design Considerations
Large single floor plate, flexible arrangement internally.

Daylight
Good light penetration from large windows and atriums although potential for enhanced aspect

General Comment / Summary
Impressively large floor plate and access to two atriums gives flexibility to design and opportunity to stamp corporate imagery across fit- out. Opportunity for Landlord contribution to Cat A refurbishment is appealing.

Piled foundations

Superstructure
Steel frame (fire protection is provided by intumescent paint to all steel work) and piled foundations with composite concrete floor slabs.

Floor Loading
Assumed: Offices 4KN / m2
Storage and plant areas 7.5KN / m2 Stairs and landings 4.0KN / m2

Façade
Stone cladding and double glazed crittal-type windows in places.

Roof
Metal deck on steel frame with asphalt membrane and insulation board.

Assumed: Office areas 400 lux (open plan)

Toilets 200 lux

Lighting
Mix of 200mm x 500mm and 600mm square CAT 2 style light fittings within ceiling tiles as well as suspended fittings. Compact fluorescent fittings to margins where present.

Controls
Mix of PIR switching and localised.

Fire Alarm System
L2 fire detection coverage.

Data
Dedicated trunking provided in parts.

Security
Landlord provides building perimeter security with CCTV. Access control containment required. Landlord manned security is 7am – 7pm Monday – Friday.

General occupancy – 1 person per 10m2
Lifts – 1 person per 10m2
WC / Bathrooms – 1 person per 9m2

Ventilation Limiting Factor
278 persons

WC / Bathroom Limiting Factor
WC capacity as existing is restricted to 275 males, and 250 females (525 total). In this case as there are not as many WHBs as WC’s there is the potential to increase these numbers to 300 males (by adding 1 WHBs) and 350 females (by adding 4 WHBs) so there are as many WHB’s as WCs (650 total).

Emergency Escape Door
In excess of the maximum 650 people provided for by the WC if WHBs are added.
